Um, like...

Memo to Miami:

For the love of God, you have GOT to stop approving MASSIVE CONDOMINIUM PROJECTS.

Are you people really that stupid!? Are you incapable of learning from history?!

No, really. You guys, stop. If you look at Miami, the building takes place in 20-year spurts. We've got our 1930s Art Deco; then we have our Late '50s early '60s MiMo, and then we've got our boom from the Late '70s into the 80s... And now we have the 2000s boom. And what happens between the booms?

THIS CITY GOES TO HELL.

After the hurricane of 1926 - this place tanked.

After the 50s Renaissance, it tanked in the late '60s, and this place became a retirement community.

In the Late '70s, there was clearly a spike (see, Old Brickell and parts of the Beach) and we have our other one. And the pattern here?

OVERSATURATION OF THE HOUSING MARKET, TAKING DOWN THE OTHER MARKETS, AND MAKING MIAMI A HELLHOLE (MORESO.)

Guys - it's over. You've already built too many houses. And they were all bought on speculation. My house has been on the market since JULY and this place should have sold in 2 months.

There. Is. No. One. Buying. Anything.

Know how I know? MY OFFICE IS ALSO A TITLE COMPANY! From when I started there, the "closings board" was jumpin'. Now, there are like three closings on it.

Game over.

So... yeah. It sucks that you're stuck with a huge parcel of land. Know what I'd do? HOLD ONTO IT. The boom will come again... in another 20 years, once you've filled the current glut of houses.

The thing not to do? CONTINUE TO BUILD BUILDINGS FOR WHICH THERE IS NO DEMAND.

So, that proposed project of three 30 story condominium buildings behind Mercy Hospital? (Yeah, I know they range from 3M-15M, not in the "average consumer's price range" but still, it's MORE housing...) Maybe you shouldn't build it.

And Mercy - I don't understand your argument, "If we build Condos, we'll be a better hospital and look prettier!"

This fucking CITY! JESUS CHRIST, PEOPLE!!
